We ensure accurate and efficient accounting and recordkeeping that is available to you through our online owner portal. Our accounting staff has been with us for over 5 years and is extremely knowledgeable in trust accounting for residential property management. We keep you informed of transactions on your property through monthly statements. These statements provide details regarding the month's income and expenses. It is our interest to give you each month's accounting and your rental funds as soon as possible. For this reason we close out the month's activity around third week of each month so rental income can be mailed by the 21st of each month.
Our Accounting Department is assigned to:
- Collection of rent, late fees, security deposit & any other receipts & deposit such monies in a trust account.
- Provide accurate owner & tenant statements, viewable online.
- Disperse applicable funds to our owners by the 21st of each month
- To employ attorneys for the purpose of enforcing owner rights under lease agreements.
- Employ a collection specialist to perform the collection on all evictions, or upon owner's request.
- Rental properties are registered with the appropriate city agencies as required by law and a city sales tax is collected from the tenant and submitted along with the tax report to the city.
- Complete year-end income property tax records.
