Why aren't there more homes that are available to close in 30-60 days?
- The market in Phoenix is such that builders have about as much business as they can handle. Most new homebuilders will only start building a home after someone walks into the sales office and commits to a purchase. The build time of a new home in Phoenix is between 5-6 months. This makes inventory or "spec" homes somewhat hard to come by. However, we are constantly looking for ways to improve the overall experience of investment real estate. One way is to have more spec homes available on a consistent basis. Currently we are working with several builders in the Valley to supply us with a consistent supply of properties for investment by starting homes for our future buyers 2-3 months in advance. Once this system is completely in place, we will have a steady supply of investment properties tailored to our exact requirements and completely rent ready. Considering the fact that most builders in Arizona have as much business as they can handle these days, this is quite a feat.
