How does Brewer Caldwell help streamline the investment process?
- You may think that investing in real estate or renting from a property manager is difficult. However, this is not the case. Brewer Caldwell Property Management has researched and developed a streamline process which takes a real estate investor from thought to reality smoothly. A major component in this process is our affiliate companies. This process starts with one of our mentors or sales agents. They will present properties that have already been pre-selected through property management because our job doesn’t end after the close of escrow. We want to make sure your property is in the best location, with the best appreciation, rent, and occupancy. Once you have chosen one of these great properties, we will refer you to Integrity Lending. Integrity Lending will find the best loan program that works for your needs. During the same time period, Brewer Lloyd Insurance will provide a quote for home owner’s insurance specifically catered to real estate investors. Now that it’s time to open escrow we will do this with Apex Title. Apex Title works hand in hand with Integrity Lending and Brewer Caldwell to provide proper title policy and timely escrow closing. Now that the property is in escrow, it is time to contact Lewis Home Inspection for a thorough walkthrough and report of your property. Brewer Caldwell highly recommends a home inspection on every property regardless of brand new build, resale, or condo. We also work directly with Bennet Home Warranty to provide home warranties on all properties. There are different levels of coverage be sure to pick one during the escrow process.
- Now that the property is closed, the fun begins. Our property managers and staff will begin to market the property. They will also work with Kadeez Maintenance to provide bids for any required work to get the property rent ready.
- Tenants will find a unique experience when they rent with Brewer Caldwell. Due to our years of experience and the high quality of the properties we provide, they are pleased to rent with us. Tenants have 24 hour service, a full maintenance department to take care of any maintenance emergencies, and online capability to pay their rent anytime, anywhere. Once the tenants move in, you can also sign up for pest control with Curtis Termite and Pest Services. While Brewer Caldwell does one inspection annually during a tenant occupancy, the service through Curtis Terminate allows a Brewer Caldwell affiliate in the property every other month to inspect the condition, change the air filters, and spray for pests which also provides a great service to the tenant.
