During our 13 years of experience we have gone through a long list of contractors. We have a select few contractors that we have negotiated extremely competitive rates with for our investors and owners. Based upon the quantity of jobs that are required when managing over 1,000 homes has allowed us with the ability to negotiate the most competitive rates out there. Our contractors are not paid for the work until the work is inspected and we take digital photos before and after all cosmetic work is performed. We have created a maintenance department that has enabled us to maximize your rental income by minimizing the expense and building a long term business relationship. We own investment properties ourselves and understand that it doesn't take long for maintenance bills to add up. To take this a step further we have hired a full time maintenance handyman employee that we pay per hour to go out and handle the small miscellaneous issues that may come up such as small plumbing repairs, electrical, and other miscellaneous occurrences. This has shot our customer service ratings through the roof and has created a level of efficiency that is like no other. Below is a breakdown of services that comes with the service we provide. We commit to:

  • Have all viable maintenance requests completed with in 7-days.
  • All maintenance emergencies resolved in 24-hours or the next business day.
  • All properties will be rent ready with in 10-days from the first day the property is accessible.
  • Have HOA's violations processed and mailed out to tenants within 48 hours of arrival.
  • Schedule all move out's, evictions, annual inspections, and appraisals for the inspector within 48 hours.
  • All bids sent to owners within 24 hours of arrival. All invoices entered in and turned in accordingly within 72 hours.
  • Complete move outs, evictions, appraisals, and annual inspections according to the schedule.
  • Set correct expectations with tenants, owners, vendors and co-workers.
  • Fill out all forms in complete detail as possible.
  • All move outs, evictions, and abandonment's processed, with a vendor sent out for a rent ready bid within 48 hours.
