Brewer Caldwell Rental Department

Brewer Calwell's rental department commits to all owners to rent all vacant properties within 120 days. We also commit that rent ready work will not be ordered out until owner approval and funds are present. We commit to filling vacant homes with quality tenants by always screening tenants as closely as possible including running criminal background checks, verifying past rental references, checking current employment references, etc. Property Managers commit to presenting every possible tenant to the owner of the property for approval within 24 hours of receiving completed application and money down. In conjunction with this the leasing agents commit to filling out a complete application and check list for prospective tenants to be taken to the owners for approval. Leasing agents also commit that prospective tenants will meet the outlined criteria:

  • Any tenant 15 years or older must be listed as an occupant on the lease.
  • The $40 credit application fee is paid by all prospective tenants prior to their credit being checked, being approved by an owner and even if they do not qualify. 
  • Income for all liable tenants combined must be equal to 2½ times the monthly rental amount.
  • Past due amounts cannot exceed more than 2 times the applicants verified monthly income.
  • No unpaid judgments or public records within the last two years.  No open rental judgments or bankruptcies.
  • Two of the most recent pay stubs, application and employment verification must be provided.

If the tenant is below any of the following criteria than they must submit 1˝ months deposit. If they are unable or unwilling to do so, they can still be presented to the owner; however, the applicant must be informed that they may not qualify.

We commit to treat tenants fairly and honestly as we would treat members of Brewer Calwell's own family. We will act responsively and give tenants the respect that they deserve as the constitute 50% of the equation that will make the rental department successful.

We commit to take ownership and responsibility financially when egregious errors are made that cost our investment owners money that they normally would not be spending. We understand that the majority of our investment owners live outside of our operating state and as the owners’ eyes and ears we commit to help owners in all aspects of investment property ownership to the best of our ability; including appraisals, inspections, the possible listing and selling of the property, etc. We commit to resolving any and all issues that come up with a professional attitude and in a time frame that is acceptable for all parties involved, including Brewer Caldwell, the owner.

We, as a department, commit to respect the other departments that make Brewer-Caldwell the successful business that it is. We commit to the same levels of customer service and communication internally as we do externally. We also commit to treat the individuals within Brewer Calwell's department with a level of respect that is due to each and every one of us.
