Brewer Caldwell's leasing department commits to:
- Advertise all properties utilizing the most effective marketing resources including, but not limited to Craigslist, Trulia, Hotpads, Postlets and Zillow.
- Screen all prospective tenants using a nationwide criminal, rental and credit reporting agency.
We will speak with former landlords for reference, obtain paystubs, and search for criminal histories on all applicants.
- Present all screened applicants to you, the owner for final approval.
We will call you with all of the relevant background info on the applicant. You then have the ultimate approval decision.
- Meet with approved applicants and review/sign our extensive 10 page lease agreement.
Our attorney has created a lease that will help protect your home and its value.
- Verify tenant has secured adequate insurance coverage and switched utilities prior to move-in.
We require all tenants to obtain renters insurance and to pay for their own utilities.
- Answer all questions for the new tenant and provide a smooth move-in process.
We explain HOA rules and common maintenance issues to the tenants.
We follow this same process with each of our homes to ensure that you the investor are able to maximize profits on your property.
